2. Information only — this is not an offer

Everything on this website is for general information. It is not an offer, an invitation to invest, a contract, or a promise to sell any plot. Nothing here is financial, investment, tax or legal advice. A sale happens only through a written agreement signed by both sides and registered under Indian law.

3. Prices, plots and availability

Indicative prices (for example "from £84 per sq. yard") are guide figures for the lowest priced plots at the time of publishing. They exclude registration charges, stamp duty, development or maintenance charges, taxes and legal fees, and they change with plot size, location and payment plan. Prices in Indian rupees are the contractual figures; any pound sterling figure is a convenience conversion and moves with the exchange rate. Availability is never guaranteed until booking is confirmed in writing.

4. Images and plans

Photographs, artist impressions, layouts, maps and infrastructure visuals on this site are indicative and for illustration only. They may show proposed work, government projects that we do not control, or amenities that are planned rather than complete. Actual site conditions, boundaries, dimensions and finishes may differ.

5. Risk warning

Buying land in India involves risk. The value of land can go down as well as up, land can be hard to sell quickly, timelines for roads, airports and other public infrastructure can change, and currency movements can affect your returns. Past growth is not a guide to future performance. No return, rental income, resale price or buy-back is promised or guaranteed by us or by anyone acting for us.

Please take your own independent legal, tax and financial advice before committing any money, and satisfy yourself about the title, approvals and permitted use of any plot.

6. Regulatory position

Plots are sold in India under Indian law, including the applicable state land and RERA rules where relevant. Land is not a "specified investment" under the UK Financial Services and Markets Act 2000, so this offering is not regulated by the Financial Conduct Authority and UK investor protections, including the Financial Services Compensation Scheme and the Financial Ombudsman Service, do not apply. Our London team provides information and arranges calls; it does not give regulated financial advice.

7. Rules for buyers who live abroad

Purchases by Non-Resident Indians, Overseas Citizens of India and foreign nationals are subject to Indian foreign exchange rules (FEMA) and to the tax rules of your country of residence. It is your responsibility to check that you are permitted to buy and to meet your own reporting and tax obligations.

8. Enquiries, calls and consent

When you submit a form you confirm that the details are yours and correct, and that you agree to be contacted about this project. Video calls take place on Google Meet at the time you choose and may be rescheduled if a slot is unavailable. We may keep a note of the call. We do not record calls without telling you and getting your agreement first. You can ask us to stop contacting you at any time. Please see our Privacy Policy for how we handle your details.

9. Acceptable use

Please do not submit false details, other people's details without permission, unlawful content, or automated submissions, and do not attempt to interfere with the security of this site. We may refuse or delete any submission.

10. Intellectual property

The Mangalam Gateway and GAIM Infra names, logos, text and images on this site belong to us or our licensors and may not be copied or reused without our written permission.

11. Liability

We take reasonable care to keep the information on this site accurate and up to date, but we give no warranty that it is complete or error free. To the extent permitted by law we are not liable for any loss arising from your reliance on this website. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

12. Governing law

Any sale of a plot, and disputes about it, are governed by Indian law and the courts of Gujarat, India. Use of this website is governed by the law of England and Wales for visitors in the United Kingdom, without affecting your rights as a consumer under local law.

We may update these terms. The version shown here at the time you use the site is the one that applies.
